Terms and Conditions


PRICING
All prices are quoted in Pounds Sterling (£) per room, per night.

Prices are subject to change without notice until your booking has been confirmed and any required deposit has been received. Once confirmed, the agreed booking price will not be altered.


DEPOSITS
A deposit may be required to secure your booking. For bookings made more than 10 days in advance, a deposit of £20 per room, per night is required to confirm your booking. Deposits can be paid by bank transfer.

Bookings made within 10 days of the scheduled arrival date must be paid in full at the time of booking. 


OUTSTANDING BALANCES
Any balance outstanding must be paid before departure from the guest house.

CANCELLATIONS

If you cancel a confirmed booking and we are unable to re-let the accommodation, cancellation charges apply as follows:

  • More than 10 days before the arrival date: loss of the initial deposit.

  • 10 days or less before the arrival date: 100% of the total booking value.

Any refunds will be at the discretion of the owners.

We strongly recommend that guests obtain suitable travel or holiday cancellation insurance. 

CHECKING IN AND OUT

Check-in is available between 4:00pm and 6:00pm.

Rooms must be vacated on your departure day by:

  • 10:00am Monday to Friday; and

  • 11:00am on Saturdays and Sundays.

Earlier or later check-in arrangements may be available by prior agreement.


PETS
Pets are not permitted within the guest house.

CAR PARKING
Vehicles parked in the guest house car park are left entirely at the owner's risk. We accept no responsibility for loss of or damage to vehicles or their contents.

SMOKING

Smoking and vaping are not permitted anywhere inside the guest house.

If evidence of smoking or vaping is found within the property, a cleaning charge of £50 may be applied to cover the reasonable costs of cleaning and restoring the room. External ashtrays are provided for guests who wish to smoke outdoors.

 

GUEST CONDUCT

We reserve the right to require any guest to leave the property if their behaviour is unreasonable, causes disturbance to other guests, results in damage to the property, or exceeds the maximum permitted occupancy of the accommodation.

Any refund in such circumstances will be considered on a case-by-case basis.

 

PRIVACY

Any personal information provided when making a booking or using our website will only be used for purposes connected with your booking, the operation of our business, and any marketing communications for which you have provided consent where required by law.
